After finalizing the Interior Construction Documents in the preceding phase, they are circulated for bidding and permits. During the Bidding and Value Engineering phase, we gather quotes from various contractors to establish a practical budget for the home's construction costs. This phase also involves collaborating with consultants and submitting the Construction Documents to the appropriate building department for permit approval. It's a crucial step in ensuring that the project aligns with both the envisioned design and the available budget.
After reviewing the quotes from contractors and discussing with other trades, we collaborate with you to adjust any elements that may exceed the budget or allocate extra funds for enhancements. Concurrently, any comments or concerns raised by the building department are promptly addressed to ensure a smooth permit issuance process. This phase concludes with a revised set of documents, meticulously updated and prepared for record filing. Subsequently, these documents are provided to the chosen contractor for the commencement of construction.
During this phase, we gather and consolidate bids from various contractors, relying on your input to help us make final decisions. While many revisions may be prompted by budget considerations, some may also stem from your preferences regarding working relationships with specific contractors and trades. The Bidding and Value Engineering phase concludes with your choice of a General Contractor and the acquisition of a building permit from the relevant department.
